I had previously visited this branch about 5 years ago and today I visited again and the quality of the food was as good and delicious as before, but unfortunately I must say that the quality of the service had dropped and the waiters need more training to provide service, for example If you needed something, you had to wait and it was hard to find someone, or when they brought the orders, they put them in the middle of the table and left, if they had to come, it was about who it was.

About cleanliness and space, it was good and it had a clean interior and exterior.

I can say that the Bamland branch was able to do this well and provide excellent food and service quality, and I will certainly visit the Bamland Kubaba branch next time.

Kubaba is an old, nice history happening over again every time I come to Tehran. This Lebanese, Mediterranean style restaurant has kept its identity quite well over the years, maintaining its high standards in food, service and attention.
It is always good to come back.

I enjoyed the food and atmosphere and design a lot. The service was precious and suitable. The food was delicious and in a good quality and quantity.
The only matter was toilet which was not so clean.

The place felt soulless despite some nice decor. There was not much options in the menu. Mixed Shawarma sandwich was good but will I recommend this place or come again? no.

I came there after some years, in my opinion the food quality decreased. We were about 6 and just 1 food was delicious , the others were nothing specific.
🥇 saecar Salad and the meat rolled with bread were good.
🥉 we asked for pomegranate sauce but the staff brought us mayonnaise.

This is a restaurant that you hear about in Tehran. A place without anything spectacular to highlight. Simple entrance, simple tablecloth, simple interior and regular cutlery. No napkins, only paper towels. All drinks are served in all simplicity without any decoration at all.

The atmosphere, however, clearly gives an oriental impression. The staff's way of taking orders and serving customers was a sign of their low skills.

The mix grill plate I chose tasted good. The rice that followed was flavored with cinnamon.

Worth noting was that one of the two available toilets was out of order.
