Quite a nice neighborhood mall with NTUC Fair price Finest as it's main anchor tenant. Since it has started operating, I have seen shops come and go. But some that have around for a long time include Pizzahut, Burger King, KFC, King of Fried Rice, Long John Silver, Yoshinoya, Killney coffee. Facing towards Ave 4 side are some great restaurants such as Mookata, China cuisine and of course the 24x7 coffee bean. The bread shop in the mall is quite popular and there's also Hock Hua. Overall the mall is not as crowded as northpoint and shopping here is quite comfortable. They are missing a direct bus stop link from Khatib MRT but it is well served by bus 805 from Yishun interchange.

The new duck rice is a hidden gem. It goes very well with the soup provided. The other amazing stalls are zi char, fishball noodles, economy rice and vegetarian (only morning)
